Welcome to The HomeMentors Program! The program is designed to assist you in buying your first home. If you have little or no cash down or your credit is less than perfect you can still achieve the american dream. Our purpose also is to educate you in the buying processes used by many astute investors to purchase Real Estate on a consistant basis. Provided you persevere our Real Estate "Insider Techniques" will enable you to earn $5-10,000 a month or more in income. Firstly, there are only two important rules to follow.
1. You must follow our directions to the letter and all times. (There are certain legal issues which cannot be avoided.)
2. Refer back to rule #1. It's that simple!
In addition, there are no up-front fees or costs for any of the Real Estate Lessons. You will be versed on the basics of Real Estate prior to your particular investment details for the purchase of your own residence.
However, when an offer to purchase a property is presented your your consideration in the acquisition of your first home a consultants fee will be imposed. These fees vary from case to case however it is at that time a "SECRET TECHNIQUE" will be revealed to you as to exactly how to make the purchase and usually with little or no down payment, credit or income verifications and qualifications. The SECRET TECHNIQUE actually shows you how to buy other properties using the same process to make an unlimited income. Remember this simple formula. Education+Desire=SUCCESS! What to do first!
Good deals are everywhere! On the way to work, or shopping...everywhere! Get a pen and paper and keep it handy. Take down the numbers for any "For Sale" signs, vacant houses, abandoned property and Realtors and Brokers. A sign without a Broker or Realtor designation is called "FSBO" or For Sale by Owner. These will be your best bet. Later we will learn how to locate the owners of vacant homes throughout the city in another lesson. Find 50-100 owners and you will buy 2-3 houses. You will make an average of $10,000 or more on each home...EVERY TIME. In some cases you will have this money before you close the deal or what we call a CASHBACK at CLOSING. Start thinking about having some business cards made. And of course tell everybody..." I'm in the Real Estate business, do you know.......????. Never mind they won't believe you! They'll say, " You don't have any money!" "Or credit or a license either" Believe me, they won't believe you! Not to worry, don't let them cash your checks either! Or spend any of them! You MUST BELIEVE only!!!!
Now comes the greatest threat to your success. It comes in the form of "associations". The fact is, you will be exactly like the people with whom you associate. "Birds of a feather flock together." How can you fly like the eagles when you're swimming with ducks! If you have friends, and God forbid relatives who have a negative outlook on life...AVOID THEM LIKE A PLAGUE! They'll infect you too! You can always tell who they are because they play the "Blame Game". It's my wife's fault...or the boss." They'll even blame God! Any and everbody except the man in the mirror. They'll blame you too! It's your fault, not mine. Avoid "Stinkin Thinkin"or it will destroy YOU in the end.
